It depends on the service. Brokerage and transaction work (leasing, investment sales, residential) is typically commission-based and earned on a successful deal. Tenant representation means LPC works on your side as the occupier, not the landlord's. We define your space requirement, shortlist and evaluate suitable options, and lead negotiations to secure favorable commercial terms while minimizing your cost and risk. For new entrants, we also help navigate local landlord practices and Philippine leasing norms.
A straightforward requirement usually takes around two to four months from briefing to signed lease. Larger requirements, fitted-out spaces, or build-to-suit arrangements take longer. We recommend starting six to nine months ahead of your target move-in date, which gives you the strongest negotiating position.
Through landlord representation, we position your asset in the market, set a leasing and pricing strategy, market the space to qualified occupiers through our network, lead negotiations, and support you through lease completion. The goal is to fill the building with the right tenants at the right terms, faster.
Commercial office leases commonly run for an initial term of three to five years, with advance and security deposits and pre-agreed escalation. Fit-out periods, renewal options, and pre-termination clauses vary by building and deal. We help you compare and negotiate these terms so the lease fits how your business actually operates. Investment sales covers the acquisition and disposition of income-producing or development real estate, such as office buildings, commercial land, and other commercial assets. LPC advises buyers and sellers on pricing, positioning, buyer outreach, due diligence coordination, and deal structuring to get the transaction across the line.
Foreign nationals cannot own land directly. They can, however, own condominium units provided total foreign ownership in the building stays within the legal limit, and they may lease land long term or hold property through permitted structures. The right approach depends on your goals, so we recommend confirming the structure with legal counsel. We can guide you through the practical options.
We ground pricing in real market evidence: recent comparable transactions, current supply and demand, income and yield analysis for income-producing assets, and our proprietary research. This gives sellers a defensible asking price and buyers a clear view of fair value before they commit.
Typically you will need the title (TCT or CCT), the latest tax declaration and real property tax receipts, a lot plan or vicinity map, and valid identification. Additional documents may apply for corporate-owned property or assets held through other arrangements. We will give you a complete checklist once we understand the specific asset.
